This manor is large, perched on a hill overlooking the north bank of the Blackwater River, about five or six miles upstream from the capital, whose spires can be seen rising over the forest to the east. It was bought recently by Ser Armand Royce, and due to its proximity to the capital, he stays there instead of living within the city itself. A small wooden palisade covers two sides, while the river borders a third so it is only approachable from the east. There is a large stable and a moderate sized addition on one side, with servants' and guards' quarters.
